HOUSE prices increased by 3.6% – more than the average for Wales – in Flintshire in July, new figures show.

The rise contributes to the longer-term trend, which has seen property prices in the area grow by 4.8% over the last year.

The average Flintshire house price in July was £222,594. Land Registry figures show a 3.6% increase on June.

Over the month, the picture was different to that across Wales, where prices increased 1.1%, and Flintshire was above the 0.6% rise for the UK as a whole.

Over the last year, the average sale price of property in Flintshire rose by £10,000 – putting the area third among Wales’s 22 local authorities with price data for annual growth.

First-time buyers in Flintshire spent an average of £188,200 on their property – £8,900 more than a year ago, and £42,300 more than in July 2019.

By comparison, former owner-occupiers paid £248,300 on average in July – 31.9% more than first-time buyers.

Property types

Owners of detached houses saw the biggest rise in property prices in Flintshire in July – they increased 3.7%, to £308,511 on average. Over the last year, prices rose by 4.7%.

Among other types of property:

  • Semi-detached: up 3.5% monthly; up 5% annually; £193,745 average
  • Terraced: up 3.5% monthly; up 4.6% annually; £158,233 average
  • Flats: up 3.4% monthly; up 3.3% annually; £109,286 average

How do property prices in Flintshire compare?

Buyers paid 2% more than the average price in Wales (£218,000) in July for a property in Flintshire. Across Wales, property prices are low compared to those across the UK, where the average cost is £290,000.

The most expensive properties in Wales were in Monmouthshire – £363,000 on average, and 1.6 times the price as in Flintshire. Monmouthshire properties cost 2.8 times the price as homes in Blaenau Gwent (£131,000 average), at the other end of the scale.
