House prices remained steady in Wrexham in May, new figures show.

The lack of movement maintains the longer-term trend, which has seen property prices in the area suffer a 1.6% annual decline.

The average Wrexham house price in May was £200,973. Land Registry figures show largely unchanged from April.

Over the month, the picture was different to that across Wales, where prices increased 2.5%, and Wrexham was lower than the 1.2% rise for the UK as a whole.

Over the last year, the average sale price of property in Wrexham fell by £3,200 – putting the area 19th among Wales’s 22 local authorities with price data for annual growth.

First-time buyers in Wrexham spent an average of £174,900 on their property – £2,700 less than a year ago, but £39,200 more than in May 2019.

By comparison, former owner-occupiers paid £229,600 on average in May – 31.3% more than first-time buyers.

Property types

Owners of detached houses saw the biggest rise in property prices in Wrexham in May – they increased 0.3%, to £291,616 on average. Over the last year, prices dropped by 1.5%.

  • Terraced: down 0.3% monthly; down 1.8% annually; £152,285 average
  • Flats: up 0% monthly; down 2.9% annually; £100,950 average

Buyers paid 7% less than the average price in Wales (£216,000) in May for a property in Wrexham. Across Wales, property prices are low compared to those across the UK, where the average cost is £285,000.
