HOUSE prices dropped by 1.1% in Flintshire in April, new figures show.

But the drop does not reverse the longer-term trend, which has seen property prices in the area grow by 3.1% over the last year.

The average Flintshire house price in April was £219,327. Land Registry figures show a 1.1% decrease on March.

Over the month, the picture was different to that across Wales, where prices decreased 2.1%, but Flintshire was lower than the 0.3% rise for the UK as a whole.

Over the last year, the average sale price of property in Flintshire rose by £6,600 – putting the area eighth among Wales’s 22 local authorities with price data for annual growth.

First-time buyers in Flintshire spent an average of £185,400 on their property – £6,000 more than a year ago, and £47,000 more than in April 2019.

By comparison, former owner-occupiers paid £244,800 on average in April – 32.1% more than first-time buyers.

Property types

Owners of detached houses saw the biggest fall in property prices in Flintshire in April – they dropped 1.3% in price, to £303,892 on average. But over the last year, prices rose by 2.5%.

Among other types of property:

  • Semi-detached: down 0.9% monthly; up 3.7% annually; £191,628 average
  • Terraced: down 1.2% monthly; up 3.1% annually; £155,086 average
  • Flats: down 0.6% monthly; up 2.2% annually; £107,208 average

How do property prices in Flintshire compare?

Buyers paid 5.4% more than the average price in Wales (£208,000) in April for a property in Flintshire. Across Wales, property prices are low compared to those across the UK, where the average cost is £281,000.

The most expensive properties in Wales were in Monmouthshire – £350,000 on average, and 1.6 times the price as in Flintshire. Monmouthshire properties cost 2.7 times the price as homes in Blaenau Gwent (£128,000 average), at the other end of the scale.
