PLANNING documents have revealed why a half-completed Starbucks is set to be demolished and rebuilt.
The Leader recently reported that a planning application had been submitted to Flintshire Council for the demolition of the partially built Starbucks, situated on the Asda car park in Queensferry.
Work on the chain's new coffeehouse began over a year ago, but then mysteriously stopped.
The company behind the plans, EG Group, which UK's largest operator of KFC, Greggs and Starbucks franchises, has now submitted a new application.
Further planning documents that have been added to the application on Flintshire Council's website now reveal why work stopped.
A design and access statement said: "A previous planning permission for the same form of development has been implemented but subsequently found to conflict with an easement for a main sewer.

"This application consequently seeks permission for the drive-thru coffee shop to be relocated to a new location adjacent and for the existing location to be reinstated as car parking for the store, including demolition of the partially completed store in that location.
"The location proposed in this revised proposal has been discussed and agreed with Welsh Water and moves the proposed unit so that it leaves a 6m clear zone around the sewer for access and maintenance. To achieve this clearance, the location of the unit needs to be moved northwards."
If given approval by Flintshire Council, the Starbucks will create 20 new jobs. It would be open seven days a week from 7am until 11pm.
