A PLANNING application has been submitted to turn a property into a house in multiple occupation (HMO).
An application has been lodged with Flintshire Council seeking the conversion of an existing dwelling house on High Street, Connah's Quay into a HMO.
Planning documents state that the proposal will only entail alteration of the occupancy of the property, with no internal or external changes proposed.
At least three unrelated tenants would move into the HMO, forming more than one household. The tenants would share toilet, bathroom, and kitchen facilities.
A planning statement said: "The proposal will deliver a much-needed affordable accommodation in a location and in a manner which will not give rise to any adverse planning impacts.
"The building is clearly of an adequate size to accommodate the small scale (three person) HMO use proposed.
"National policy encourages location of intensive housing to be positioned close to transport nodes. This property has bus stops either side of the road within an easy walk, and the train station is 0.7 miles away – thus highly sustainable – allowing occupants the choice of not having to be reliant on private transport."

It added: "The Local Housing Market Assessment identified a need for accommodation for smaller households across the county. It is recognised that HMOs can form an important part of the housing stock and meet particular housing needs.
"It is however recognised that because HMO’s are a more intensive form of accommodation which can have impacts on a building, locality, and community.
"In this area of the High Street in Connah's Quay there has not been a proliferation of HMOs, and this proposal presents no risk of altering the character of a mixed use urban area, and there is no threat that three unrelated individuals living together in one building will result in an impact on community cohesion and residential amenity."
