HOUSE PRICES in Flintshire and Wrexham proved to be a mixed bag in the latest round of statistics.
In Wrexham, house prices dropped by 1.3% – more than the average for Wales – during August.
The drop contributes to the longer-term trend, which has seen property prices in the area suffer a 5.3% annual decline.
However, in Flintshire, house prices increased by 1.1% in Flintshire in August, new figures show.
That rise contributes to the longer-term trend, which has seen property prices in the area grow by 3.6% over the last year.
The average Wrexham house price in August was £195,595, Land Registry figures show. In Flintshire, that same figure was £217,931.
Over the month, the picture was different to that across Wales, where prices decreased 0.1%, and Wrexham was lower than the 0.3% rise for the UK as a whole, with Flintshire above it.

Over the last year, the average sale price of property in Wrexham fell by £11,000 – putting the area 20th among Wales’s 22 local authorities with price data for annual growth.
Meanwhile, the average sale price of property in Flintshire rose by £7,500 – putting the area third on that same list.
First steps on the property ladder
First-time buyers in Wrexham spent an average of £170,000 on their property – £10,000 less than a year ago, but £31,000 more than in August 2018.
By comparison, former owner-occupiers paid £225,000 on average in August – 32.4% more than first-time buyers.
First-time buyers in Flintshire spent an average of £182,700 on their property – £5,700 more than a year ago, and £41,200 more than in August 2018.
By comparison, former owner-occupiers paid £245,200 on average in August – 34.2% more than first-time buyers.
Property types
Owners of flats saw the biggest fall in property prices in Wrexham in August – they dropped 1.8% in price, to £97,538 on average. Over the last year, prices dropped by 6%.
Owners of semi-detached houses saw the biggest rise in property prices in Flintshire in August – they increased 1.2%, to £187,508 on average. Over the last year, prices rose by 3.4%.
How do property prices in Wrexham and Flintshire compare?
Buyers paid 9.8% less than the average price in Wales (£217,000) in August for a property in Wrexham and paid 0.6% more than the average price in Wales (£217,000) for a property in Flintshire.
Across Wales, property prices are low compared to those across the UK, where the average cost is £291,000.
