PLANS to build almost 100 new homes on the outskirts of a Wrexham village near the city centre have been lodged with the council.
Castle Green Homes is seeking to develop land at Stansty Fields, off Mold Road in Gwersyllt to create a 96 home development.
Wrexham Council has received a formal planning application submitted on behalf of the developer from Grimster Planning.
In the pre-planning application stage, concerns have been raised by the ward member, Gwersyllt South Councillor Pete Howell (Plaid), particularly about the impact on local infrastructure and highways.
The proposals have proved somewhat controversial locally with online petition against the planned development gaining around 200 signatures.
According to the applicants, the development would provide a mix of affordable housing and market properties, broken down as:
Affordable housing;
16 two-bed semi-detached terraced properties.
Six three-bed end terraced properties.
Two three-bed semi-detached properties.
Market housing;
Four two-bed mid-terraced properties.
Four three-bed end-terraced properties.
14 three-bed semi-detached properties.
21 three-bed detached properties.
29 four-bed detached properties.
Responding to pre-consultation comments, Grimster Planning said: “The comments received during the pre-application consultation period have been afforded full and proper consideration by the applicant, and where deemed necessary (and capable), any changes/updates have been made to the proposed development/supporting technical information, including the commissioning of additional technical reports/surveys.”
A design and access statement submitted with the application seeks to address some of the concerns raised, particularly regarding highways and access to Mold Road.
It states: “This proposed increase in traffic is not anticipated to have a material impact on the operation or safety of the local highway network on Mold Road.
“As such, there are no highway or transport related reasons to withhold planning permission for the proposed development.
“Furthermore, it is not considered that there is any requirement for any additional assessment of the local highway network.
“As a condition of any planning permission, the applicant is willing to accept the requirement to submit a Construction and Environmental Management Plan, and which will include details of construction traffic, site compound, contractor parking, and construction hours amongst others.
“There are a number of shops in Gwersyllt, including those at Gwersyllt Retail Park on Dodds Lane. There are existing medical centres/GP practices and dental surgeries in Gwersyllt/Summerhill to provide healthcare services to local residents. Furthermore, there are existing dental practices in Gwersyllt.
“Overall, the site enjoys excellent access to leisure and recreation facilities within an accessible distance, and which together offer a significant health and well-being benefit to future residents of the proposed development.”
A transport assessment adds: “The surrounding road network has a relatively low accident occurrence (average of one slight accident per year) and were all of slight severity.
“In particular, no accidents occurred along the site’s boundary or at the St Giles roundabout. On this basis, it is concluded that there are no recurring highway safety problems on the local highway network that could be affected by the development proposals.”
Wrexham Council’s planning committee will make a decision on the application at a future date.
